The county presides over any Unincorporated Area, Incline Village is one of them. This is currently the only county with beach access that does not have a restricted cap on STR permits. Permit application and process can be found **here. Some Incline HOAs have outlawed STRs, however, most of the best-suited complexes and most single-family homes allow STRs. McCloud, Bitterbrush, and Forest Pines are some examples of popular STR complexes. An important recent regulatory change allows two STRs per parcel as long as the second STR is a detached or attached accessory dwelling (Click More Info 4th item down). Noise and parking restrictions apply. The max amount of guests is determined by parking spaces, and by the number of rooms in a home. Some other requirements for permitting include a responsible party being able to respond to any complaints (mostly noise) within 30 minutes. Renewal of permit is required every year.
